Sell Quicker and for More by Staging Your Home - Part 3

A staged home will attract both buyers and their sales representatives and it has been proven that a staged home will fetch a better price and sell quicker than the home that was not staged in the same market conditions.
Staging the bathroom. Make sure it is sparkling clean and everything is it its home. Make sure you get rid of any mold or mildew and give the grout a good cleaning. Keep the toilet seat down and let as much light in as you can. As with any room when staging, de-clutter.

Over the next few weeks I will be showcasing an Oakville Property that I Staged and Sold. I will have photos and details on how and why it is important to include staging in your plan when selling your home.

Many people think that staging their Oakville home is too costly and time consuming. They are just interested in getting the whole selling thing over with, fast. BUT what they do not realize is that staging their Oakville home will benefit them in many ways including getting the property sold quickly at the best price the market can bare.

De-cluttering your kitchen will make the space seem larger and more appealing to potential buyers. Take all the appliances off the counter--coffeemaker included. This will make the counter space seem larger

Five Home Renovations That Pay Off

Five Home Renovations That Pay Off
With homes sitting on the market for months, many homeowners are turning to remodelling projects that not only make the house look better, they also help increase the value of the home. Even if you're not selling your home, you may want to consider some of the renovations listed below that help increase the value of a home:

#1 Get the roof replaced: If you have an older home, get the roof replaced. The average roof costs anywhere from $6,500 to $8,000. Experts state that if you get the roof replaced, a homeowner can recoup the costs, plus an additional 50% on top of what they had paid.

#2 Upgrade the kitchen: The kitchen is one area of a home that is used quite a bit. It's also one of the first rooms that perspective buyers look at. If you have an older kitchen, consider upgrading the cabinets and counter tops. Higher quality material such as Cherry and Granite can pay off big in the long run.

How to keep your home Show ready

Most people understand the importance of showing their home to its best advantage when it’s up for sale. This means that a real estate professional may show clients around a prospective home that has undergone proper staging techniques and consequently looks and smells great.

Of course, the reality of the situation is that the current homeowners are still living in the home. That means that the home will occasionally be cluttered, appear to actually be lived-in, and may not always smell the best – particularly if animals are in residence. Such things can make an unfavorable impression on buyers, but fortunately there are a few handy techniques that can make staging your home look as if it has just been cleaned by a professional.
