Tis the Season!


I absolutely love Oakville at this time of year!  Don't miss out on the Holiday Magic in Downtown Oakville.  Shopping season is in full swing.  The beautiful streets are filled with busy bodies shopping for loved ones and enjoying lunches and dinners with friends they don't get to see throughout the year.  This is the time for catch-ups and reunions.  Who are you going to put into your busy schedule this December?  If you're really feeling the festive fever, you have to check out the Strolling caroller quartets and festive horse-drawn holiday wagon-rides with Santa. It happens here every weekend and it is the stuff they sing about in the Christmas Carols we all know by heart.  JO.

No Snow November

As we move into the beginning of December, I am in disbelief. This has been the first November in 100 + years without a single snowflake melting on our windshields…


Now before we pay too much attention to the oddity that is snowless November, I will tell you that our streak is just about over! Snowfall on Thursday is in the forecast. If you’re a big fan of that white stuff, you’ll have it for your Christmas shopping sooner than later. Seems like I’ll be trudging it through it when I hit the shops here in Oakville. SOLD!

After doing my final backyard blog for my before and after staging project, I was able to walk around to the front yard and put a sold sign on the property! Was it the great house, the fabulous vendor or the fact we rolled up our sleeves and de cluttered and staged this home to sell? By starting with a clean slate we were allowing potential buyers to pick up the chalk and start writing their own story! Until next blog. Not Your Average JO.

Oakville Home Staging, Backyard



I removed the old summer flowers replacing with fresh fall flowers in the pots as I did in the front yard. Clearing the back yard from kids toys to garden equipment opens the back yard space and allows the potential buyer to envision their backyard ideas. Setting up the lawn furniture in it's place and making things neat and tidy all round will help accomplish this.
This has been a great project and will definitely help sell this home. Remember your potential purchasers have to image their stuff in your house. By having things cleared and put away it is much easier to people to get a good idea of how things would look if they lived their.

Oakville Home Staging, Basements



I de-cluttered all of the book cases opening up the space and again de-personalizing it.  I used some of the dining room furniture downstairs to add warmth. People tend to use basements as storage-bad move when selling!!!  With the sparkling windows (and basement windows are usually the smallest and dirtiest) so they really benefit from this, all of the "stuff" neatly stored away people can see themselves comfortably living in this great basement space!!! The first goal in staging a master bedroom is to create a space that appeals to both men and women. A place to sleep at night and a place to put their clothes is what most men are looking for. On the other hand women want a sanctuary, a relaxing place read a favorite book, as well as a place to put their clothes. Here I added some light fresh bedding making the room seem less masculine. Actually, one of the easier rooms to stage is the kitchen. There’s no furniture to re-arrange, Countertops should be clear of appliances, spice jars, utensils, and knickknacks. Here I did a total swipe of the countertops leaving it all clean and de-clutterd, Make sure appliances sparkle. All of this done = MORE VISIBLE SPACE!

Functional spaces can easily become dis-functional simply because of clutter. We all know how quickly things can pile up. I de-cluttered the seating area and put 2 pillows there for extra seating. I also de-cluttered the counter and added fresh flowers, always a good idea! So take the time to find places for your things and put them away. In this room I found it too heavy so I moved the couch to the opposite side of the room , totally lightening the room. Removing all personal photos allows potential buyers to see themselves in this home and by totally de-cluttering the fireplace mantle (which is usually cluttered in most homes) makes the room look larger and draws your eyes to the whole room and how airy it feels not looking at "STUFF"

Market Update....perfect time to sell??



I was listening to 680 news last week Thursday at 5:30p. The business report started with the low interest rates. It is actually a better time to buy a house now than 20 years ago and housing sales are up 18 per cent! The Reporter also quoted a financial advisor saying that now would be a perfect time to sell your home. It does seem like a longer fall market and with lower inventory of homes and multiple offer situations this is sound advice. I explained this to a potential seller and this house is now on the market in Old Oakville. Time to sell!! Not Your Average JO.

Just Listed!


I just listed a beautiful 4 BEDROOM home in the heart of Old Oakville. What a charmer this one is, nestled under a canopy created on this tree lined street. A moment to be thankful in Oakville


All of the rushing this week: working, taking a real estate course in Oakville, organizing the kids, then the BIG SHOP for all of the Thanksgiving delights. STOP!!! Picking my daughter up from university at the airport in the middle of all of it cannot be left out. Having my whole family together, happy and healthy is worth all of the running around. Amongst all the comfort foods we will enjoy this holiday season, being able to enjoy it all together in a great place is where we find most of our comfort. A little cheesy, but I am so thankful. Let's talk about food!

I have to talk about Jubilee in Oakville, Ontario because I'm probably there 6 days out of 7, running in and picking one thing or another up. They have the best selection of fruit and veg, and awesome entrees and prepared foods for the days when you just don’t feel like it! They have gorgeous, fresh flowers daily. The staff are phenomenal, always so helpful and friendly and Ken, who prepares most of the food loves my webpage and has been following it. Thanks Ken! Seriously, visit Oakville's Jubilee :)

Restaurant Review


This past Thursday, I opened my home for an all day Beauty Boutique event. I had 4 venues, Stella and Dot jewellry by Cecelia Zilli, Fusion Jewelry by Laura Lee Harris, Bijoux purses by Sheri Yeo and Arbonne Skin Care by Cathy McMahon. It was a great day - we had over 60 people. I got caught up with a lot of friends that I haven't seen for a long time. At the end of the day, we were exhausted and tired and Sheri was spending the night since she came from Port Perry. At 9pm, we headed down to another one of my faves, Beccofino's and had a fabulous dinner. The service is always upbeat and friendly with great food. Also the owner recognized my ad in the Oakville beaver, which makes me like it even more. I highly recommend the grain-fed chicken with pasta - they will make any you desire!!

Steps to Kerr Village and sold in 20 days!

I am so excited for the sellers on my listing just steps away from Kerr Village. After staging and advertising and open houses, it is sold! My sellers were wonderful and very gracious thanking me for my hard work. This job is so rewarding. The great thing about selling homes in Oakville, or anywhere, really is that you are always learning! There are challenges with any properties, especially when you are working with a niche market. With hard work and a little creative thinking, we can make the bright points of a property stand out and make a deal that's satisfying for both sides. That's all for now. Listed and sold in 20 days! Raving about Staging!




I had my new listing in Oakville near Kerr Village staged today by my professional stagers Fil and Leslie. Such huge improvement, just by rolling up the carpets, rearranging all the furniture, making sure all the lights are working and cleaning windows. Decluttering the space, including all counter tops and bathrooms and making sure the beds are freshly made has made our listing photos awesome. Less is more. This house has great bones and now that is much more apparent, thanks to the fabulous job Fil and Leslie did. My own Oakville stagers. I truly believe staging a home to sell is money in the Seller's pockets! JO

Hot Market thoughts from "Not your average Jo"

I did a great open house this weekend in Bronte Village in Oakville, which I love. The mood was different and it was busy! I had a lot of really upbeat couples, first time buyers and excited. I really think the nasty recession word may be out of sight!!! I say the rest of 2009 will be nothing but positive. My kids always tell me "Mom, just chill, everything is sweet"??? I guess I say diddo. JO

Almost the end of summer!


The Canadian National Exhibition has just opened...and the end of the "summer that never was" comes to a close. I think alot more people spent time at home in Oakville this summer instead of heading out to cottages to enjoy the unseasonably rainy weather. Thankfully, Oakville always has lots to offer to keep us busy, rain or shine! The housing markets are up this summer and I guess that means more people have been around to buy and sell homes. But on a positive note, we still have a good month left of the summer season and two more weeks before the kids have to go back to school...enjoy! Whether you enjoy the two weeks before or after the kiddies are back in school is up to you!

Oakville Midnight Madness Review!

My husband, my son and I went out for dinner last night to the fabulous Cafe Galleria in downtown Oakville - one of my faves. After dinner we walked home along Lakeshore and enjoyed the festivities of midnight madness. It was drizzling and it was around 11:30p.m., Oakville's Lakeshore was packed and as usual it was a huge success! We met a lot of friends, saw a lot of great bands and of course, my popular son Jake knew everyone down there! Can't wait till next year. Oakville is always abundant with community fun - something for everyone!
